Bridging finance

Our bridging finance facility is suited to situations where time is of the essence. Whether a client is buying at auction, adding a buy-to-let to a portfolio, or releasing equity to support a business objective, we can provide dependable short-term funding at pace.

Mezzanine finance

Sometimes called mezz funding or stretched senior debt, mezzanine finance provides supplementary loan capital where there is a shortfall between a developer's equity contribution and the advance available from the senior lender. The facility typically ranks as a second charge over the security, with the senior funder holding first position.

Senior lenders have tightened loan-to-cost and loan-to-GDV covenants in recent years, often lending at 50–75% of costs and 55–65% of gross development value. Mezzanine funding can help experienced developers preserve equity, improve returns on their own capital, and keep cash working across more than one scheme — including where receipts from a completed project are still to come through.

We review mezzanine proposals for suitable residential and mixed-use developments on their individual merits, with terms shaped around the scheme, the borrower, and the proposed exit.

Light refurbishment

Structured to support light refurbishment on both residential and commercial assets. Our drawdown process is efficient and uncomplicated — in many cases, ongoing monitoring surveys are not required.

Second charge

Suited to releasing equity from a property that already carries a first charge mortgage. As an unregulated lender funding from our own capital, there is greater latitude in how proceeds may be used where the security is buy-to-let or commercial. Lending against a main residence is available for business purposes only.

Land

Designed for the purchase or refinance of land where detailed planning permission is already in place. We issue prompt decisions once planning documentation and the broader proposal have been reviewed.
